When you represent the seller, MoreServices will:

  • Contact all parties and introduce our role in the transaction.

  • Review purchase agreement, counter offers, and amendments to ensure all are fully executed with proper dates, initials, signatures & broker information is completed.

  • Supply executed purchase agreement to all involved parties.

  • Open escrow, obtain file number. Request Escrow Instructions, Commission Instructions, and Preliminary Title Report

  • Order Natural Hazard Report

  • Enter all contacts, key dates and documents into transaction management service.

  • Share my online checklist and google drive link so you can have access and see the status of the file as it progresses.

  • Send Seller an intro email outlining the contract timelines.

  • Prepare a full disclosure package including all of the required C.A.R. and broker forms and deliver directly to you and/or your seller via email and DocuSign or Esign from Glide. We will even deliver via regular mail for those clients without computer technology.

  • Provide completed seller disclosure package to buyer's agent and monitor timely return, and ensuring that contract timelines are met.

  • Send copies of termite and any other reports to buyer's agent & escrow.

  • Ensure that escrow is in receipt of termite, zone report, home warranty invoices, commission instructions.

  • Upload all disclosures, documents and reports into transaction management service as they are received or fully executed through-out the transaction.

  • Track escrow timeframes for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable.

  • Order any escrow ammendments as requested by you.

  • Ensure that all disclosures/reports have been provided. Signatures/initials/dates are completed.

  • Maintain weekly contact with all parties involved for status updates as well as items outstanding.

  • Complete and deliver completed file to you or your broker.

  • We offer your client a copy of their file on via a google link for download to their computer or a thumb drive.

        

    AGENT  RESPONSIBILITES

  • Review Draft Escrow instructions

  • Review Preliminary Title Report

  • Schedule Appointments (termite, repair work,etc...)

  • Complete Agent Visual Inspection

  • Negotiate Repairs or any changes in contract

When you represent the buyer, MoreServices will:

  • Contact all parties and introduce our role in the transaction

  • Review purchase agreement, counter offers, and amendments to ensure all are fully executed with proper dates,

  •    and that initials, signatures and broker information is completed.

  • Coordinate the opening of escrow;

  • Enter all contacts, key dates and documents into transaction management service. Invite all parties involved.

  • Send buyer(s) an introduction email to include disclosure booklets and contract timelines for contingency's.

  • Share my online checklist and google drive link so you can have access and see the status of the file as it progresses

  • Ensure seller disclosures are provided within contract timelines.

  • Prepare a "buyer's package" containing the seller's disclosure package as well as any broker required forms.  (note:       agent must provide any broker-specific / required forms to us at beginning of escrow).

  • Deliver buyer's disclosure package directly to you and/or client via mail, email, DocuSign or Esign thru Glide.

  • Ensure buyer is provided a copy of all reports and booklets that are provided and/or required.

  • Ensure escrow is in receipt of Home Warranty Invoice & Commission Instructions.

  • Upload all disclosures, documents and reports into transaction management service as they are received or fully         executed through-out the transaction.

  • Track escrow timeframes for receipt of earnest money deposit, deliver and return of escrow packages and delivery of HOA packages as applicable.

  • Ensure that all reports & disclosures have been provided. Signatures/initials/dates are completed.

  • Maintain constant contact with all parties involved for status updates, timelines and outstanding items.

  • Complete and deliver completed file to you or your broker.

  • We offer your client a copy of their file via a google link for download to their computer or a thumb drive.

OUR FEES

As a Transaction Coordinator, I take your business and mine very seriously, and we understand that for you to always have peace of mind you should have access to your file 24/7.

Enter our added bonus of Google Drive with instant file updates, as well as access and instant updates to my sale checklist via Google Sheets. Upon request I will also download all executed  documents to your brokers online management system, as well as your zipforms account if  needed.

At close of escrow, we will offer your client a copy of their closed file via a google drive link to the file or on a 1GB Thumb Drive. 

These options give your clients the opportunity to add any other documents that are pertinent to them regarding the sale or purchase of their home that were not made available to us. We will gladly add anything if provided to us. [ i.e. HOA docs, loan documents, escrow documents, etc...]

During the escrow process we will provide you 24/7 access to the documents via a google link, as well as 24/7 live access to your sales checklist to give you peace of mind that your file is always being taken care of and kept up to date.

Upon Closing we will send you a google drive link to your closed file, or upon request can download your file to your Zipforms account which per C.A.R. will remain in your account for 5 years.

If you will be providing us with 20+ files a year, we also offer to send to you an 8GB flash drive for the downloading your closed files too. Also allowing you to add other documents to each file, If not already provided to us to add for you.

How to get the process started

  • Documents can be sent via email, fax, courier or mail.

  • Please provide contact information for all  parties involved (Escrow, Buyer, Seller, Coop Agent, Lender, Etc.).
